Property management for remote and overseas landlords
Owning a property in another city or another country changes which things go wrong. You are not going to notice the damp, and you are not going to be reminded by walking past. What you have instead is a set of dates — and most software assumes every one of them is in your timezone and your currency.
Reminders arrive on the property’s local morning
Every property carries its own timezone, and reminders are scheduled for 09:00 where the property is — not where you are. For a place eight hours away, that is the difference between a useful reminder and one that arrives the evening before, or the day after.
- Overdue is worked out in the property’s timezone, so nothing is a day out
- Email, browser push, or both — each delivered and retried separately
- Recurring jobs repeat on the property’s calendar, not yours
Each property keeps its own currency
A flat priced in one currency and a house in another are not comparable, and adding them produces a number that is not money anywhere. Hovora keeps every amount in the currency the property actually trades in and reports one total per currency.
- Correct decimal places for every currency, including those with none
- Totals are never converted or summed across currencies
- Spend broken down by category, month and property, in its own currency
The paperwork travels with you
Hovora runs in a browser, so the lease, the policy and last year’s invoices are reachable from wherever you happen to be. Documents are filed against the property they belong to, and expiry dates become reminders.
- PDF, JPG, PNG and WebP, up to 25 MB per file
- Private by default — reached only through short-lived links issued to you
- An optional expiry date on any document, which turns into a reminder
A maintenance history you can hand over
When you are not there to remember what was done, the record has to. What needed doing, what was done, who did it and when — the answer to a warranty question, an insurer’s question, or a buyer’s.
- Categorised by trade, with status and priority
- The invoice and the expense linked to the job
- Archive a property without losing any of its history
What distance still costs you
Hovora is a record and a reminder, not a presence. It will not find you a contractor, hold a set of keys, inspect anything, deal with a tenant on your behalf, or move money. Managing a property from a distance still needs somebody local you trust for the physical half of the job.
What it does remove is the other half: the dates you cannot see coming and the paperwork you cannot reach. Those are the failures that get expensive quietly, and they are the ones distance makes worse.
